Like many coffee shops, the majority are able to trade within the A1 retail category.
In this case however, our client intended to branch into the hot food sector and was therefore required to gain permission for an A3 usage.
Given the parameters of the building and its location below residential dwellings, the challenge was to establish the A3 usage without causing a detrimental impact.
Full consideration was given when drafting the design for the kitchen extraction equipment and an acoustic report was submitted to highlight that the impact of the A3 usage would be no greater than the existing usage.
With the environmental health team assessing the proposals against DEFRA guidelines, our client was delighted to receive the planning approval at first attempt.
